Home buying guide

How mortgage payments work.

The quoted principal-and-interest payment is only part of what many homeowners pay each month. Taxes, insurance, HOA dues, and mortgage insurance can materially change the total.

Core payment

Principal + interest

Principal is the amount of the loan balance you repay. Interest is the cost charged by the lender for financing the balance.

For a fixed-rate mortgage, the combined principal-and-interest payment is generally level over the scheduled term, although the mix changes over time: early payments contain more interest and later payments contain more principal.

Property taxes

Often collected monthly through escrow and paid to the taxing authority when due. Actual taxes depend on the property and jurisdiction.

Homeowners insurance

The premium may also be escrowed. Cost depends on the property, coverage, insurer, location, and risk factors.

PMI or mortgage insurance

Some loans require mortgage insurance when the borrower has a smaller down payment or under program-specific rules.

HOA dues

Association dues are usually separate from the mortgage itself, but they are part of the recurring housing cost and should be included in affordability planning.

Planning rule: compare homes using the estimated total monthly housing cost, not only the advertised principal-and-interest payment.
